BUILDING REGULATIONS

Building Control

Your Building Regulations plans will include site location plan, floor plans, elevations and vertical sections through the building showing constructional details. 

CERTIFICATE OF LAWFUL DEVELOPMENT 

Lawful Development Certificate

A Certificate of Lawful Development (CoLD) is a formal document issued by a local planning authority that confirms the lawfulness of an existing or proposed use, development, or activity. This certificate can be crucial for property owners and developers, as it provides legal assurance that a specific development is compliant with planning and does not require additional planning permission. 

Planning Appeals

If your planning application has been refused by a local planning authority, HAD is here to assist with planning appeals across the UK. We  will guide you through the process on producing a supporting statement abd submission to the Planning Inspectorate. Our services encompass planning appeal guidance for all types of appeals, including householder appeals and written representations. 

We will explore all available options. If you decide to proceed with an appeal, we will diligently prepare well-researched supporting documents for submission. 

Our team is equipped to offer advice on appealing a refusals and are happy to provide you with case studies from previous appeals we have submitted. We will also inform you of the timelines associated with submitting an appeal.

Feasibility Studies 

Feasibility reports for your Architectural project showing practical development potential. We find you the local policies, regulations, comparable projects and applications to show you what can feasibly be built on the site. We can provide examples of previously completed feasibility studies.

Planning

HMO conversion (37 BED)

37 bed HMO approved in Conservation Area Bradford Described by Bradford Council private Sector Housing Manager and Senior EHO as one of the best HMO applications he has ever received.

Planning

Change of use Sui Generis HMO (13 BED)

Change of use from existing mixed use laundrette and x2 residential to Sui generis 13 bed HMO. This project was located in Burnley, Lancashire and submitted to Burnley Council for approval. HAD & CO worked on the Architectural Design/Planning/CMP/Building Control drawings.

Change of use HMO (6 BED)

This property was C3 use located in Stockport, the proposal was a 6 bed HMO, it was not in an Article 4 area and therefore automatically had permitted development right, we applied for an LDC Certificate of lawful development and building regulations drawings. The project is due for completion this month.

HMO Conversion (5 BED) 

5 Bedroom HMO planning permission approved and project completed in Salford, property based in an Article 4 area, additional supporting documents submitted, HMO management plan and sustainable travel plan. Building regulations submitted to approved inspectors.

HMO Manchester (10 BED)

Manchester has an Article 4 Direction in place targeted at HMOs specifically which affects all of Manchester, this is a conversion to a sui generis 10 bed HMO, full planning, building regulations completed by HAD & CO.

Change of use to 6 bed HMO planning permission and building control application submitted, located in Poplar, London.

HMO Grade II listed (12 BED)

Grade 2 listed building in a town centre conservation area converted to 12 bed HMO, to occupy 17 in Burnley, Lancashire.

Article 4 Area Salford 

HMO Salford (6 BED)

This building was over two floors in a block, benefited from no parking and limited outdoor space, the application was submitted with supporting statements including a HMO management statement and travel statement to support sustainable travel for the proposed residents. 

Bolton town centre

HMO Bolton (12 BED)

This building was an ex Santander Bank, ground floor commercial and the first, second and third floors converted to a 12 bed HMO, the client purchased the property for £220k and once completed reported GDV £1.2 million! HAD & CO assisted in the architectural works, planning and building regulations for this project.

Consisting of 23 rooms, 4 apartments, communal relaxation and recreational spaces with the addition of multiple offices and training rooms for the staff. Located in Sutton on Sea, Lincolnshire. We worked on the space planning, planning permission and building regulations.

Bury HMO Planning Permission

HMO Bury (7 BED)

Change of use from C3 to 7 bed HMO. Thea application benefited from a umber of supporting documents including sustainable travel plan and HMO management statement.

HMO Blackburn (9 BED)

9 bed HMO, single and double storey extensions with a loft conversion and dormer planning Blackburn & Darwen Council.

Planning Permission Wigan HMO

Change of use Sui generis HMO (8 BED) 

8 bedrooms HMO + 2 self contained flats, the client brief was to preserve as much of the original fabric as possible, no structural walls were altered, the visual character of the building did not change. Both planning and building control submitted by HAD & CO.

HMO approved, located in Salford Article 4 area, supporting statements submitted including from GMP, Crime Impact Assessment, Travel statement and HMO management statement. 

Planning Appeal Won

Planning Appeal HMO

We submitted an application to Trafford Council, proposed a change of use from a C3 6 bed residential dwelling to a 8 bed Sui Generis HMO - Application was refused due to excessive number of bedrooms, excessive noise, detriment of amenity to neighbours and more. We appealed the decision and it was overturned by the Planning Inspectorate!

Planning permission is granted!

Article 4 Area Salford 

Flat Conversion Listed Building

The property, spread over 3 storey with an attic was constructed during the 18th Century and served as a domestic dwelling (for Matson family of Tytup Hall, Furness). Carefully designed and converted to self contained flats, supporting planning statements, heritage impact assessment, heritage statement. Located in the Lake District.

HAD & CO gained planning permission, including representing our client at the Development Committee and gained Building Regulations completion, all flats are complete and tenanted.

HMO Bradford (14 BED)

Change of use to 14 BED HMO, submitted to Stockport Council, Planning permission, Building Control and 3D walk-through and animations. 

Alterations to existing house

Planning permission

Heywood, Greater Manchester, Located in a prestigious location on arguably Hopwood's most desirable road, HAD & CO worked on design for the renovation of this house. Once completed the house was marketed at just under £1million. 

Mixed use Development 

Conservation Area

HAD & CO worked on this building in Sheffield City Centre, located in a conservation area, the proposal was to convert it to a mixed use, leisure, retail, office and residential space.

HMO Conversion Bolton (11 BED)

HAD & CO gained planning permission and building control approval for a vacant nursey conversion to a 11 bedroom HMO in Bolton, it's currently under construction.

New Builds Sheffield

HAD & CO worked on the design and planning of this new build scheme based in Sheffield, South Yorkshire. 

Lawful development certificate London

LDC Tower Hamlets

HAD & CO successfully obtained a lawful development certificate for a client who required it for an application submitted to Transport for London. The process was smooth and efficient, with the application facilitated by our submission of a detailed supporting statement, which helped streamline the process.

Change of use Enfield, London

Planning & Interior Design 

Change the use of a building from industrial to restaurant use, with external changes and an addition of a mezzanine area, once completed the client instructed HAD & CO to provide a full interior design service. 

Knightsbridge, London

Space Planning 

Located across the road from  Natural History Museum, Princess Gate is a prominent area in Knightsbridge, HAD & CO worked on this space planning project making the space more functional, efficient, and aesthetically pleasing. We analysed how the space was currently used and designed a layout that maximises the available space.

Mixed use Development 

Conservation Area

HAD & CO worked on the change of use of this property, from a sales premises to a restaurant and hot food takeaway. Roman Road is a road in East London, the local authority, London Borough of Tower Hamlets

Permitted development change of use on this 6 bed HMO property, HAD & CO assisted the client with LDC, building control submission to Burnley Council, the client was a property developer based in Manchester City Centre and regularly converted houses to HMOs in the North West.
